GLADSTONE PLACE HOMEOWNERS ASSOCIATION

2015 Annual Meeting (10 Oct 2015)

GPHA Board Members Inge Mitchell, Mark Mitchell, Flo Staggs & Jim Hayes, along with 16 other neighbors met at Flo Staggs’ wooded lot.  The gathering of the neighbors for the picnic started approximately at 11:30 A.M. followed by the Annual Meeting which was called to order at 12:35 P.M.

Old Business:

The Annual Meeting Minutes of 4 October 2014 were reviewed & approved.

2015 In Review:

Inge Mitchell gave the President’s Report noting the following:

No further burglary activities experienced since mid-summer

Loss of neighbors – Elizabeth Chambers, Terry Morris, Dot Johnson

New Gladstone Place entrance sign was installed

Picnic area sign was refurbished

Oakleaf hydrangeas were planted in the dairy barn/picnic area along with pine mulch being put down

Association won the Huntsville Beautification Award for the sixth year in a row

Association assisted neighbors with water erosion issues

Dues were maintained at $200 per year for the ninth year in a row

Mark Mitchell gave the Treasurer’s Report noting the following:

All dues were collected for the year except from one homeowner who pays in payments - $50 still being owed

Treasurer noted the Board is meeting the bills but major expenses are going to have to be paid out of the Associations' assets

Six neighbors volunteered to run for the 2016 Board:

Open Forum items discussed:

Inge Mitchell noted that the Association is getting close to having to have a dues increase; Jim Hayes suggested a possible $50 per lot, per year increase

Inge Mitchell noted, for the second year, that the only place the Association can save money is by monitoring the water bills closely. Also, Inge suggested cutting back the watering days for all the common areas to twice a week except Alm Drive, which would be watered three times a week, as is being done now.

Inge Mitchell is to do a cost analysis of 2015 actuals versus 2006 actuals to help the new Board determine if a dues increase is warranted

The Annual Meeting adjourned at approximately 1:30 P.M.
